“We’re expecting interest from investors looking to purchase an asset in a land-rich and tightly-held area with income and uplift opportunities. 503A-503D Lower North East Road, Felixstow

A strategically located north-eastern Adelaide asset in a tightly-held, high exposure retail and medical precinct is going to auction next month.

McGees Property’s Michael Dimasi and Yee Ng are marketing 503A-503D Lower North East Road, Felixstow on behalf of a private family that has owned the property for a number of years.

The property comprises four well-configured tenancies across 345sqm, on a prime 1,022sqm Torrens-Titled corner allotment with dual street frontages to Lower North East Road and Wicks Avenue, offering excellent signage opportunities and exposure to more than 41,500 vehicles passing each day.

The tenancies, including Vesuvio Pizzeria, a medical surgery, barber, and a beauty salon, offering a diversified income stream of $91,179 per annum, and with a weighted average lease expiry of 2.35 years also offer the potential for rental growth and repositioning over time.

“This is a rare high-exposure offering in a tightly-held precinct just six kilometresfrom the CBD, presenting an attractive blend of secure income, prime positioning, and long-term repositioning potential,” Ng said.

“Investors are expected to show strong interest in the property given the rarity of the offering, affordable price point, set-and-forget nature and opportunity to reposition and uplift rents in the future.

He said Felixstow has seen limited commercial turnover in recent years, underscoring the rarity and value of this investment.

“We’re also expecting landbankers looking to secure a strong holding income and assess their plans for a high-exposure site in a growing corridor,” Ng said.

Dimasi said the property is close to established retail, education and health care amenities, including Marden Shopping Centre, Firle Shopping Centre, Campbelltown Village and North Eastern Community Hospital.

He added that the property is also highly accessible, with 17 on-site car parks andpositioning on one of the key arterial routes connecting the CBD to Adelaide’s north-eastern suburbs, and is close to the O-Bahn interchange and key bus routes.

$29.5m expected for one of Adelaide’s last remaining large-scale infill development opportunities

April 30, 2025

535 Grand Junction Road, Gepps Cross

A generational large-scale infill site in Adelaide’s northern suburb of Gepps Cross is for sale, presenting the market with a legacy development opportunity.

McGees Property’s Andrew Wilson and Simon Lambert are marketing 535 Grand Junction Road, Gepps Cross on behalf of private owners, via Deadline Private Treaty closing Thursday, 8 May at 4pm.

The campaign marks the first time in decades the property has been offered for sale. Expectations are circa $29.5 million.

Set across two certificates of title on 45,220sqm of land, the property comprises a mix of older and near-new high clearance and sawtooth warehouses, updated offices, and amenities, totalling 18,788sqm, and is currently utilised as a precast concrete manufacturing facility. The site includes on-site car parking, sheds, and partial perimeter fencing.

The property is occupied by Bianco Walling Pty Ltd on a lease expiring 30 June 2026, with additional right of renewal periods of five years each. Current passing net rent is $1,484,519 per annum plus GST. A development clause within the lease allows developers to terminate the lease.

“This is one of Adelaide’s last remaining large-scale development opportunities. We’re expecting local and national interest from developers, investors, and manufacturing owner-occupiers,” Wilson said.

“It’s a generational chance to secure an irreplaceable, substantial footprint in the heart of Adelaide’s tightly-held northern industrial and commercial precinct, at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.”

He said buyers have the chance to invest in the property and capture a strong income stream, occupy the facility for their own business, or develop the site depending on needs.

“The property is favourably zoned Strategic Employment in the City of Port Adelaide Enfield, which together with its substantial facilities and low site coverage makes it suited to a range of business operations, and also offers large scope for expansion of facilities, or development, from a value-add play to a new logistics estate.”

“Its flexible zoning, unparalleled connectivity, and exposure to tens of thousands of vehicles daily make it a legacy development opportunity.”

Lambert said, “The trophy asset offers unparalleled connectivity being strategically positioned minutes from the North-South Motorway centrally located between the Port and the CBD, making it ideal for industrial, manufacturing and logistics operations.

“The property is also close to Princes Highway, Main North Road, Churchill Road, and Salisbury Highway.”

The prime industrial precinct is home to some of the nation’s largest occupants, including Mainfreight, Linfox, Aldi’s distribution centre, Costco, Coopers, and Gepps XHome HQ, which is occupied by JB Hi-Fi, The Good Guys, Harvey Norman, Hungry Jack’s Ampol, Bianco Construction, Wattyl Paint and Coles.

Prime opportunity for long-term investment sees finance company buy vacant modern consulting practice

April 16, 2025

35 Old Coach Road, Aldinga

A local buyer has acquired a vacant medical consulting practice property in the southern Adelaide suburb of Aldinga, with an eye to the area’s strong growth prospects.

McGees Property’s Tim Pozza and James Juers sold 35 Old Coach Road via a Best Offers Over campaign on behalf of a private owner.

The sale price was $1.021 million plus GST.

Built by the vendor, the property comprises a building of 111sqm with a flexible layout, comprising two consulting rooms and reception and offices, with solar power, on a 700sqm site with 12 on-site car parks and dual-entry driveway.

It was previously occupied by Aldinga Osteo & Co.

Pozza said the purchaser is a locally-based finance company familiar with the location and keen to be a part of its growth story.

“Owner-occupiers showed strong interest in the property, which offered the chance to operate in a modern, well-presented, functional building in a central township location, providing an excellent foundation for long-term investment in one of the fastest-growing areas of the Fleurieu Peninsula,” he said.

“The building was originally constructed for a local medical professional seeking to take advantage of the rapid growth the area is seeing, from the recently opened Aldinga Payinthi College to the upcoming rail line extension and mooted wave pool.

“We expect demand for quality developments to grow alongside the region’s expanding population.”

McGees Property’s Marco Onorato and Andrew Wilson negotiated the sale of 19-21 Opala Street, Regency Park on behalf of a local private investor.

Industry-leading plant hire company Porter Plant is the purchaser.

The property is on a 7,928sqm site and comprises an office, warehouse and wash bay for a total of 1,070sqm of improvements, and a low 13% site coverage ratio.

“The purchaser saw significant value in the property,” Onorato said.

72-74 Grand Trunkway, Gillman

A versatile property in one of Adelaide’s most tightly-held and well-connected industrial precincts is expected to attract offers of more than $5 million.

McGees Property Partner Andrew Wilson and McGees Senior Executive – Sales & Leasing – Industrial Logistics Marco Onorato are marketing 72-74 Grand Trunkway, Gillman on behalf of a private owner.

The well-positioned property comprises a 1,521sqm modern warehouse, office and showroom facility on 6,714 sqm of land with large bitumen hardstand.

The facility and hardstand are vacant, while the property offers secure telecommunications income to 2033.

“We’re expecting occupiers, investors and developers from South Australia and around the country to show interest in this versatile offering,” Wilson said.

“Its Strategic Employment Zone in the City of Port Adelaide Enfield, substantial building area and low site coverage offers ample space for a variety of business operations, as well as potential for development or expansion.”

He noted the modern showroom and office amenities make it suitable for businesses that require both industrial and commercial spaces, while the 6kW solar system and 160-amps three-phase power supply make it an energy efficient and functional property for various operations.

Internal warehouse

“Buyers can choose to occupy the facility for their business; invest in the property, capturing the stable income stream from the telecommunications lease while leasing out the in-demand warehousing facility; or develop the site further depending on their needs,” he said.

“We continue to see strong leasing demand in core precincts, with tenants focusing on well-located facilities that offer good access, quality warehousing, and flexibility.”

Onorato noted the location’s excellent connectivity.

“The property is in an ideal location close to Outer Harbor Port and the Osborne Defence Precinct, offering direct access to major arterial roads including the Port River Expressway, North-South Motorway and Northern Connector.

“This prime location makes it ideal for industrial, manufacturing and logistics operations.” He added that the property presented a fantastic opportunity to acquire more than 6,700sqm of well-located industrial land at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.
