Exceptional O’Connell Street Asset Going to Auction

August 15, 2025

112 O’Connell Street, North Adelaide

A rare opportunity to secure a freehold title on one of Adelaide’s most tightly held and iconic high streets is going to auction next month.

The 112 O’Connell Street property is being marketed through McGees Property’s James Juers and Charlie Caruso, with the auction scheduled for Thursday, 4 September at 11am on-site. The campaign marks the first time in nearly 20 years the property has been made available for sale.

Price expectations start from the high-$1 millions.

Offered with vacant possession, the 198sqm building is on 252sqm of land with City Main Street zoning.

“This provides a flagship blank canvas for owner-occupiers, investors or developers to make their mark on prized North Adelaide, and one of Adelaide’s most tightly held and iconic high streets,” Juers said.

“We’re expecting interest from a broad cross-section of the market given this property’s location and versatility.”

Owner-occupiers in the medical professional services and retail space are expected to be prominent in the enquiry. The property has an adaptable internal layout with flexible configuration, as well as rear lane access with on-site parking.

“Vacant possession provides great flexibility, as well as the potential for immediate value-add through renovations or leasing,” Juers said.

“This prime city fringe location is close to popular cafés and restaurants and has plenty of upside – the brand-new 88 O’Connell development is due for imminent completion and will bring around 160 brand-new high-end apartments and a selection of national and local retailers to the area, boosting activity and trade.

“There’s also word of a major upcoming refurbishment of nearby North Adelaide Village Shopping Centre. Investors are very bullish on O’Connell Street.”

Caruso said, “The flexible Capital City Main Street zoning presents limitless opportunities for occupiers and investors looking to introduce a vast array of uses into the premises (STCC).”

August 8, 2025

247 Churchill Road, Prospect

A rare chance to acquire a prime inner Adelaide office and medical property is going to auction in August, and is expected to attract interest from a range of occupiers and investors.

McGees Property’s Igor Jaric and James Juers are marketing 247 Churchill Road, Prospect on behalf of a private vendor. The property goes to auction on Friday, 22 August at 11am on-site.

Offered with vacant possession, the property comprises an 86sqm building on 346sqm of land, with right of way to the rear and which is zoned Urban Corridor (Boulevard).

“We’re particularly expecting interest from office users, medical professionals, and consultants,” Jaric said.

“Given the property’s accessible price point, it’s particularly well-suited to first-time professionals looking to establish their own practice or business.

“What truly sets this property apart in the current market is its prime location -situated in a highly accessible part of Prospect, directly across from brand-new residential developments and just down the road from the Churchill Centre.

“The location has a strong and growing local catchment that will support trade, and is easily accessible via road and public transport, opening it up to a much broader population across Adelaide.”

Juers said the property offered investment credentials in the near- and long-term.

“Investors will note the strong demand from businesses for functional, ready-to-go premises in prime locations,” he said.

“In addition to its strategic position, the property also offers future development potential (STCC), making it a smart long-term investment.”

Strategic Off-Market Acquisition for TAPS SA

July 25, 2025

Location: 10–12 Pope Street, Beverley · Client: TAPS SA · Service: Transaction Advice and Representation · Division: Advisory

Overview

The McGees Property Advisory division were proud to act as buyer’s representatives for our valued client, TAPS SA, in the successful off-market acquisition of 10–12 Pope Street, Beverley. This strategic purchase reflects our commitment to delivering tailored, results-driven property solutions.

Our Approach

Understanding our client’s objectives was paramount. We worked swiftly and strategically to secure the site, delivering value through:

  • Evidence-based market price guidance
  • A clear and effective negotiation strategy
  • Liaising with the Vendor’s representative
  • Securing a competitive purchase price
  • Achieving settlement prior to 30 June
  • Arranging a short-term leaseback for immediate cash flow
  • Negotiating vendor works to be completed before settlement

Outcome

The acquisition was completed successfully, meeting all key client objectives and timelines. The result is a high-performing asset that aligns with TAPS SA’s long-term strategic goals.

Client Testimonial

“Our business was interested in purchasing a property in Adelaide’s western suburbs, and after an initial call with the selling agent, I could tell the process was going to be difficult. I reached out to a contact for a recommendation and was pointed toward McGees – thankfully, they connected me with Tom Rowe.

From our first conversation, I felt confident engaging Tom as our representative. He provided honest and accurate advice around strategy and pricing, kept me informed when needed, and absorbed all the white noise from the selling agent. Tom handled negotiations professionally, liaising with all parties involved, and ultimately secured the property at a fair price for both sides. I’m certain that without his help, we either would have missed out or overpaid.

Since then, I’ve continued to engage Tom and McGees for other property-related matters, including tenant management, leasing, and valuations. I’ve found Tom to be consistently professional – but most importantly, authentic, and genuine. I’ve already recommended him to a contact of mine and wouldn’t hesitate to do so again.

Tom took the stress and time out of the process for TAPS, and I’d absolutely recommend him and McGees for any real estate requirements.”

— Luke Walsh, Chief Executive Officer, TAPS SA (tapssa.com.au)

Catholic Education South Australia on the move to new head office in Greenhill Road deal

June 24, 2025

186 Greenhill Road, Parkside

Catholic Education South Australia (CESA) will relocate its head office to a prominent city-fringe office space in one of Adelaide’s key commercial precincts, following an off-market sale.

The Archdiocese of Adelaide has purchased the property at 186 Greenhill Road, Parkside and entered into a lease agreement with Catholic Education to provide future accommodation for the Catholic Education Office (CEO).

The sale was negotiated by Andrew Wilson and Phillip Joncheff of McGees Property on behalf of joint vendors Australasian Property Developments and Realside Investments Fund, following the pending departure of former tenant Viterra Australia. Current tenant Letcher Moroney (LM) Chartered Accountants will remain.

Comprising approximately 5,000sqm of net lettable area, the two-level building sits on a 6,065sqm corner site with three street frontages and carparking —a mix of open-air and undercroft spaces.

Catholic Education South Australia Executive Director Dr Neil McGoran, said: “Set across two levels, Catholic Education’s new head office in Parkside will offer modern facilities, with on-site and off-street car parking available for staff.

“Following refurbishment and fit-out, it is anticipated our 200-strong Catholic Education Office workforce will relocate from the Thebarton office to Parkside by Term 2, 2026.”

Andrew Wilson said the sale reflects the ongoing demand from education and institutional groups for well-located, owner-occupier opportunities in fringe locations.

“Greenhill Road continues to attract significant interest, particularly from groups seeking a long-term presence near the CBD. Large-scale buildings with strong parking ratios and multiple frontages are becoming increasingly rare.”

Phillip Joncheff added that the sale reinforces the strength of the city fringe market amid a tightening office vacancy environment.

“Owner-occupiers are increasingly drawn to assets like 186 Greenhill Road which offer scale, flexibility, and strategic positioning. These types of buildings are limited in supply, particularly in precincts where vacancy is tightening and demand for quality accommodation remains strong.”

The sale comes as demand for fringe office space continues to rise, with the Property Council of Australia’s latest figures showing South Australia’s city fringe vacancy rate tightening to 10.8% — a trend expected to continue as occupiers seek quality accommodation in accessible locations.

The site’s three-street frontage and prominent exposure along Greenhill Road, combined with proximity to parklands, public transport and the CBD, further enhance its appeal.

Strength of South Australia’s industrial market shown in $25m off-market sale of land-rich Port Adelaide warehouse asset

June 9, 2025

There is continued strong demand for leased industrial investments with value-add potential in the high-performing South Australian market, as demonstrated by the $25 million off-market sale of a Port Adelaide warehouse facility.

McGees Property’s Andrew Wilson and Daniel Scinto negotiated the sale of 13-43 Webb Street, Port Adelaide on behalf of off shore institutional investor Silverfin Capital.

The property comprises 15,520 sqm of offices and warehouse, including gantry cranes, on 44,080sqm of land.

It is leased to long-standing national tenant, major steel processor and distributor InfraBuild until 2030. The sale price reflected a yield of 5.81%.

“The purchaser is a local private investor who will hold the property long-term as a leased investment, and will explore future value-add opportunities in line with tenant and market requirements,” Wilson said.

“This deal demonstrates the strength of the South Australian industrial sector and the ongoing demand for leased investments with value-add potential. We’re seeing an undersupply of quality leased stock driving competition,” he said.

“This property offered the rare opportunity to acquire a substantial industrial asset with a secure income stream backed by an established tenant, in a well-connected prime industrial precinct.

“Sites that are land-rich with existing improvements that can be repositioned, upgraded, or redeveloped to maximise value over time continue to be particularly sought-after.”

Scinto said there is strong leasing demand in core precincts, offering excellent tenancy and rental prospects over the long-term.

“Tenants are focusing on well-located facilities in established industrial hubs that offer good access, quality warehousing, and flexibility.”

The highly accessible property is located moments from the intersection with Old Port Road, as well as Grand Junction Road and Port Road.

Sinto added, “This was an incredibly rare opportunity to acquire more than 4.4 hectares of prime industrial land in a key logistical location, when Adelaide is witnessing the most significant industrial land shortage in Australia.”

Large-scale Adelaide infill development opportunity sells for well above $29.5m expectations

May 29, 2025

535 Grand Junction Road, Gepps Cross

A generational large-scale infill site in Gepps Cross has sold for well over the asking price of $29.5 million in the latest show of strength of Adelaide’s industrial market.

McGees Property’s Simon Lambert and Andrew Wilson negotiated the sale of 535 Grand Junction Road, Gepps Cross via a Deadline Private Treaty process on behalf of private owners.

The campaign marked the first time in decades the property had been offered for sale.

Set across two certificates of title on 45,220sqm of land, the property comprises a mix of older and near-new high clearance and sawtooth warehouses, updated offices, and amenities, totalling 18,788sqm, and is currently utilised as a precast concrete manufacturing facility. The site includes on-site car parking, sheds, and partial perimeter fencing.

The property is occupied by Bianco Walling Pty Ltd on a lease expiring 30 June 2026, with additional right of renewal periods of five years each. Current passing net rent is $1,484,519 per annum plus GST.

“The outstanding outcome of this campaign is another show of strength of Adelaide’s industrial market,” Lambert said.

“We received local and national interest from developers, investors, and manufacturing owner-occupiers, given this was a truly generational opportunity to secure one of Adelaide’s last remaining large-scale development sites.

”A development clause within the lease allowed for developers to terminate the lease. The private purchaser intends to keep in place the existing tenancy.

“Investors were attracted to the property for its excellent lease covenant, backed by an A-grade tenant with secure options, and were joined in the pursuit by developers for its irreplaceable, substantial footprint in the heart of Adelaide’s tightly-held northern industrial and commercial precinct, at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.

“We continue to see investors show heavy interest in Adelaide industrial assets with existing improvements and value-add potential.”

He said the property is favourably zoned Strategic Employment in the City of Port Adelaide Enfield, which together with its substantial facilities and low site coverage offered large scope for expansion of facilities, or development, from a value-add play to a new logistics estate.

“Its flexible zoning, unparalleled connectivity, and exposure to tens of thousands of vehicles daily made it a legacy development opportunity, and very attractive to owner-occupiers.”

Wilson said the property importantly offered excellent accessibility and connectivity, positioned minutes from the North-South Motorway, and centrally located between the Port and the CBD, making it ideal for industrial, manufacturing and logistics operations.

The property is also close to Princes Highway, Main North Road, Churchill Road, and Salisbury Highway.

The prime industrial precinct is home to some of the nation’s largest occupants, including Mainfreight, Linfox, Aldi’s distribution centre, Costco, Coopers, and Gepps XHome HQ, which is occupied by JB Hi-Fi, The Good Guys, Harvey Norman, Hungry Jack’s Ampol, Bianco Construction, Wattyl Paint and Coles.
