$5m+ expected for versatile Gillman industrial property

April 8, 2025

72-74 Grand Trunkway, Gillman

A versatile property in one of Adelaide’s most tightly-held and well-connected industrial precincts is expected to attract offers of more than $5 million.

McGees Property Partner Andrew Wilson and McGees Senior Executive – Sales & Leasing – Industrial Logistics Marco Onorato are marketing 72-74 Grand Trunkway, Gillman on behalf of a private owner.

The well-positioned property comprises a 1,521sqm modern warehouse, office and showroom facility on 6,714 sqm of land with large bitumen hardstand.

The facility and hardstand are vacant, while the property offers secure telecommunications income to 2033.

“We’re expecting occupiers, investors and developers from South Australia and around the country to show interest in this versatile offering,” Wilson said.

“Its Strategic Employment Zone in the City of Port Adelaide Enfield, substantial building area and low site coverage offers ample space for a variety of business operations, as well as potential for development or expansion.”

He noted the modern showroom and office amenities make it suitable for businesses that require both industrial and commercial spaces, while the 6kW solar system and 160-amps three-phase power supply make it an energy efficient and functional property for various operations.

Internal warehouse

“Buyers can choose to occupy the facility for their business; invest in the property, capturing the stable income stream from the telecommunications lease while leasing out the in-demand warehousing facility; or develop the site further depending on their needs,” he said.

“We continue to see strong leasing demand in core precincts, with tenants focusing on well-located facilities that offer good access, quality warehousing, and flexibility.”

Onorato noted the location’s excellent connectivity.

“The property is in an ideal location close to Outer Harbor Port and the Osborne Defence Precinct, offering direct access to major arterial roads including the Port River Expressway, North-South Motorway and Northern Connector.

“This prime location makes it ideal for industrial, manufacturing and logistics operations.” He added that the property presented a fantastic opportunity to acquire more than 6,700sqm of well-located industrial land at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.

7 Antonio Court, Newton

Long-standing family-owned and operated South Australian businesses have traded a food processing and distribution facility for $4.85 million in an off-market deal.

McGees Property’s Marco Onorato and Ross Christodoulou negotiated the significant sale of 7 Antonio Court, Newton.

Slape & Sons – producer of premium sausages, burgers, rissoles and chevapchichis -will be handing over the keys of the 1,724sqm facility, some 30 years on from when three generations of the family started the business.

On the buy-side is popular and multi-award winning ready-made meals brand Enzo’s At Home, which carries on the culinary legacy of Enzo Fazzari’s renowned Hindmarsh restaurant Enzo’s Ristorante. Its meals are stocked in supermarkets including Drakes and IGA.

“Both the vendor and purchaser are expanding to further their national growth strategies,” Onorato explained.

“It’s a fantastic outcome for both.“ The functionality of the property was a huge attraction for Enzo’s At Home. We’re seeing strong demand for high-quality food processing facilities and very little stock is becoming available.”

The facility is on a 3,329sqm site that offers easy access and ample parking.

Christodoulou said the facility was strategically located close to Gorge Road and Lower North East Road, offering easy access to the rest of Adelaide.

“Functionality and accessibility are front of mind for operators who want to cater to demand in good time and get their products out there,” he said.

Onorato said the transaction showcases McGees Property’s deep market knowledge and ability to connect the right buyers and sellers.

“Using our networks and database we were able to source the ideal purchaser for this property and achieve a great result for our client,” he said.

Eight bidders compete for versatile Port Adelaide facility

March 25, 2025

21 Baker Street Port Adelaide

A versatile Port Adelaide office, showroom and warehouse facility has sold under the hammer for $2 million after a huge auction campaign.

McGees Property’s Marco Onorato and Ross Christodoulou sold 21 Baker Street, Port Adelaide on behalf of a retiring couple who had owned the property for 25 years.

The property comprises a 584sqm building on 1,039sqm of land and was offered with vacant possession.

The auction campaign generated significant enquiry from owner-occupiers, with more than 100 enquiries culminating in fierce competition between eight bidders on auction day.

Onorato said the purchaser is an interstate owner-occupier who is looking for warehouse distribution for their national stone and home improvement business.

“They have an existing showroom in Kent Town and required a storage and distribution warehouse,” he said.

“They were attracted to the property’s strategic location close to the Port, Airport andmajor roads. We continue to see strong demand for north-western industrial assets.”

Christodoulou said owner-occupiers are still driving this part of the industrial market.

“The industrial market remains incredibly tight and businesses are looking to take the leap to purchase their own facilities,” he said.

He added, “There’s a lack of supply of Torrens-titled warehousing and that was reflected in the huge demand our campaign generated”.

Northfield KFC deal sets the pace for fast food market

March 19, 2025

705 Grand Junction Road, Northfield

At a time of volatility in other markets, investors continue to seek the safety of quality fast food, or quick-service restaurant (QSR) commercial real estate investments.

In the latest deal, McGees Property’s Andrew Wilson and Phillip Joncheff negotiated the off-market sale of the KFC at 705 Grand Junction Road, Northfield.

The $4.9 million sale price showed a tight 4% yield.

“We’re seeing pretty volatile residential and share market conditions, and investors are continuing to seek the safety of commercial real estate assets with quality leases,” Wilson said.

“This particular asset offered a secure 15-year lease with multiple options to one of the QSR market’s dominant players.”

“Fast food continues to be one of the best-performing asset classes in South Australia and across the country, having proven to be ultra-resilient over the past several years.

“This deal sets the pace for the fast food asset class in the early running of 2025.”

The local private purchaser was sourced exclusively from McGees Property’s network of investors, Joncheff said, and had been seeking off-market opportunities for some time.

“This deal is another example of McGees Property being able to utilise our network and database of contacts and negotiate a strong outcome for our client,” he said.

Joncheff said the purchaser was also attracted to the property’s high exposure to traffic on Grand Junction Road, close to the T-intersection of Hampstead Road; its location just nine kilometres from the CBD; and proximity to the significant Oakden Rise residential development by Villawood, which will boost the local catchment and underpin the asset’s trade prospects.

Wilson and Joncheff managed the sale on behalf of vendor and developer Bella Build and Design.

McCracken childcare centre sells off-market

March 11, 2025

17 Alexander Street, McCracken

Investors continue to pursue childcare centre investment opportunities in growth areas, with an interstate purchaser acquiring a childcare facility in the Victor Harbor town of McCracken for $3.3 million.

McGees Property’s Igor Jaric, Yee Ng and Michael Dimasi negotiated the off-marketsale of 17 Alexander Street, McCracken.

The property has a secure 10-year lease to one of Australia’s largest ASX-listed early childhood and care providers, G8 Education, and traded on a 5.75% yield.

“Strong demand is evident in the childcare centre investment space, with buyer appetite contingent on the quantum price point and quality of the lessee’s covenant,” Dimasi said.

“In this case, price point was at an attractive level for investors, and the covenant being a publicly listed entity in G8 Education was a major investment drawcard.”

He said yields in the childcare sector are expected to tighten throughout 2025 on the back of growing investor confidence and potentially further interest rate cuts.

Ng said buyers are making purchases of childcare centre assets located in growing areas as an investment and land bank play, securing a long-term income stream underpinned by increasing demand for services while enjoying value appreciation.

He said the Victor Harbor region is attracting a growing number residents drawn to the coastal lifestyle and the expanding hospitality and lifestyle amenity, and high-quality schools and health facilities, in a location that benefits from ease of access to metropolitan Adelaide.

“The City of Victor Harbor is one of the state’s fastest-growing areas, with forecast population growth of 8,000 people over the next 25 years. That will put upwards pressure on demand for childcare services and facilities.”

Jaric said major infrastructure projects improving connectivity to the region, including the $810 million Fleurieu Connector, Southern Expressway and $15.4 billion

Torrens to Darlington motorway, are further driving growth of regional areas such as Victor Harbor at a time of widespread adoption of flexible working arrangements.

“Being just under an hour’s drive from Adelaide, the Fleurieu Peninsula is an appealing location for people to live and work, and have a balance between urban access and tranquil environment.”

State Heritage Register-listed Hebart Hall to be reborn as residence

February 25, 2025

102-120 Jeffcott Street, North Adelaide

One of blue-chip North Adelaide’s finest heritage buildings is set to be reborn as a residence.

Circa-1882 Hebart Hall, at 102-120 Jeffcott Street, sold to a Sydney-based buyer for $7.5 million in a deal which has now settled.

It is part of the Lutheran Church’s broader 1.9-hectare mega-site made up of 12 separate allotments across multiple titles in a prime inner-city location, which was sold by McGees Property’s James Juers and Simon Lambert for a combined $50 million-plus.

Recognisable by its distinctive clock tower, State Heritage Register-listed Hebart Hall comprises a 22-room building of more than 1,600sqm on a site of 4,108sqm, with access from Ward and Jeffcott Streets. The entire building is protected by Heritage South Australia, excluding lean-to additions inside the wings of the building.

Juers said the buyer plans to maintain and restore the heritage aspects of the building and convert it into a residence.

“Hebart Hall attracted interest from around Australia and overseas. Buyers recognised this was a once-in-a-century opportunity to make a piece of North Adelaide’s history their own,” he said.

“It’s fantastic to see a new chapter like this for Hebart Hall, which will become one of Adelaide’s most striking homes.”

Lambert said the result reflected the strength of Adelaide’s residential and development market, particularly in blue-chip suburbs such as North Adelaide.

“People want to be close to quality hospitality and lifestyle amenity,” he said.

“Hebart Hall is close to all the restaurants, cafés, bars and shopping of the CBD and North Adelaide, and is moments from world-famous Adelaide Oval, parklands and gardens, North Adelaide Golf Course and Adelaide Zoo.”

Hebart Hall was originally built as a College on land owned by George Fyfe Angus and has been associated with education since. The building was for a short period from 1916 to 1922 used as a repatriation hospital during World War 1, before being purchased by the Lutheran Church as a College and Seminary in 1922, for which it has been used to the present day.

The Lutheran Church will remain at the site until mid-2025.

The entirety of the 1.9-hectare site has frontages to Ward, Jeffcott and Archer Streets and Wellington Square. It has the Lutheran Church in Australia’s national headquarters, and includes a residential college, apartments, hostel rooms and townhouses, an office building, refectory, library, and vacant development sites, as well as Hebart Hall. McGees’ international campaign marked the first time in over 100 years the site was for sale, and generated more than 350 enquiries and achieved a result well in excess of the vendor’s expectations.

Herbart Hall Exterior

The transaction included several buyers, from South Australia and interstate. Across the site, the buyers – including prominent local developer Genworth Group – plan a mix of both single and multi-home developments and repurposing of existing structures, potentially with high-end living, apartments, townhouses and retirement living.

The Lutheran Church will use proceeds from the sale to support its mission and ministry, and with the assistance of James Juers of McGees has found a new home in the Adelaide CBD, showcasing McGees’ end-to-end services for clients as part of its full-service offering.

More than $10m expected for generational industrial offering

February 20, 2025

133-139 Bedford Street, Gillman

More than $10 million is expected for a generational offering in one of Adelaide’smost tightly-held industrial precincts.

McGees Property Partner Andrew Wilson and McGees Senior Executive – Sales & Leasing – Industrial Logistics Marco Onorato are marketing 133-139 Bedford Street, Gillman on behalf of private owners who have held the property since 2011.

The significant property comprises a 7,873 sqm office and warehouse facility plus canopy on a 16,177 sqm site with a 75 metre frontage. It features heavy vehicle drive-around access, three-phase power supply, 30kW solar system, and sprinkler system throughout.

It is currently leased to U-Pull-It Pty Ltd until June 2025 and available for occupation thereafter.

“This is one of the best Adelaide industrial properties to hit the market in the early running of 2025,” Wilson said.

“We’re expecting statewide and national interest from investors, owner-occupier sand developers alike – this is a fantastic versatile opportunity in a prime, well-connected location.

“Positioned within the Strategic Employment Zone of the City of Port Adelaide Enfield, the property is close to Outer Harbor Port and the Defence precinct, and offers direct access to major arterial roads including the Port River Expressway and North-South Motorway.”

Onorato said owner-occupiers will note the practicality of the facility and its strategic location, accessible to key industrial locations and much of Adelaide.

“There’s strong leasing demand in core precincts. Established industrial hubs are continuing to attract tenants, with a heightened focus on well-located facilities that offer good access, quality warehousing, and flexibility.

”In McGees Property’s newly released 2025 Industrial Forecast, Wilson said that with limited land availability, investors are focusing on value-add opportunities.

“Sites that are land-rich with existing improvements that can be repositioned, upgraded, or redeveloped to maximise value in the shorter-term are particularly sought-after,” he said.

“This is a generational opportunity to acquire more than 1.6 hectares of prime industrial land at a time in which Adelaide is experiencing the most significant industrial land shortage in Australia.”
