Excellent showroom plus pad site opportunities in Adelaide’s booming northern growth corridor

February 10, 2025

Tudor Vale Shopping Centre, Munno Para West

Retailers have the chance to make their mark on a booming part of Adelaide’s northern growth corridor, with some 13,360sqm of versatile space available for lease at the soon-to-be-developed Tudor Vale Shopping Centre.

McGees Property Large Format Retail – Director Dallas Sears is marketing the space in Munno Para West.

The available spaces include showrooms of 2,795sqm, 5,400sqm, 2,300sqm and1,600sqm which can be divided into various sizes, together with a service station pad site and two fast food pad sites.

The new Tudor Vale Shopping Centre will be home to a Coles supermarket, Liquorland, Terry White Chemist and seven specialty retailers, with Aldi now open and trading next door.

Handover of the space is due in late-2026.

“This is a remarkably versatile offering that will suit most types of users,” Sears said.

“The larger spaces could be utilised by any type of retailer who sits well next to as hopping centre – which could be anything from gym and fitness, to discount variety, to furniture, or services, while the pad sites are suitable to food, fuel, car wash, and automotive users,” she said.

Tudor Vale Shopping Centre, Munno Para West

“The tenancies are located on the north-east side of the Northern Expressway and Curtis Road, with 33,200 passing vehicles each day. The site has excellent exposure not only along Curtis Road, but also from the Expressway itself. Add to this the proximity to Tudor Vale Shopping Centre itself and the recently opened Aldi supermarket, and the tenants will benefit from a lot of exposure and foot traffic.

“This is a golden opportunity for retailers to make their mark on a booming part of Adelaide’s northern growth corridor.”

Directly behind the development is the Tudor Vale master-planned community, which has 460 allotments in total – with stages 1 to 4 all sold out – while Brookmont Estate is on the opposite side of Curtis Road, another master-planned community that will be home to over 975 new families.

Sears noted that the City of Playford’s expansion of residential development in the northern growth corridor, including Munno Para West, is currently underway. According to population forecasters .id, the population of Munno Para West and Munno Para Downs is currently just over 7,100 and is due to grow to more than22,200 by 2046, and the broader City of Playford will surge to nearly 184,000 people.

“Retailers that set up here at Tudor Vale Shopping Centre will have a captive audience in the immediate surrounds and will benefit long-term from a strong ongoing growth in the broader catchment,” Sears said.

She said the commitments from major supermarkets Coles and Aldi are a huge vote of confidence in the location.

“Commitments from major supermarkets and retailers are a great bellwether for population growth and trading prospects,” she said.

High-exposure new showroom opportunity with huge immediate catchment

November 27, 2024

271 Commercial Road, Port Adelaide

Retailers have the opportunity to move into a high-exposure new showroom located
close to Port Adelaide and adjacent to the revamped Port Adelaide Plaza, and which
is primed to cater to a huge established local catchment within just a few minutes’
drive time.

McGees Property’s Director – Large Format Retail Dallas Sears and Senior
Commercial Property Manager Bianca De Villiers are marketing the development at
271 Commercial Road, Port Adelaide on behalf of a private investor.

The new retail space will total 5,086sqm, with different spaces available.

“The plan for the development allows for showrooms of various sizes, so any kind of
large format retail would work here,” Sears said.

“Zoning allows for a broad retail offering, which also means we could potentially look
at offerings like supermarkets, and more traditional retailers that have a large
footprint,” she said.

“The property is in a high-exposure location on the corner of Commercial Road and
Cleave Street, and moments from Port Adelaide Plaza Shopping Centre, with around
29,200 cars passing per day.

“This immediate area is already busy due to Port Adelaide Plaza, which has
undergone an $80 million redevelopment and has just welcomed a brand-new large format Big W, and will be further boosted by the opening of a new Woolworths
supermarket early next year, in addition to the existing Aldi supermarket.”

She noted that further traffic comes from the nearby Docks, a McDonald’s directly
opposite the site, and KFC and Supercheap Auto which are also just moments away.
De Villiers said that as well as the high exposure, tenants would benefit from the
sizeable local catchment that the space will service.

“The 10-minute drive time catchment for this site covers Outer Harbor down to
Tennyson and Grange, and then back towards Woodville and Croydon Park, which
includes some 110,381 people,” she said.

“Retailers that set up here have a fantastic opportunity to capture a ready audience
across Adelaide’s north-west.

“The site is easily reachable via Port Road, Victoria Road, Port River Expressway, and
Grand Junction Road, opening up access to even more of Adelaide within a
convenient drive time.”

Sears added, “We’ve already had interest in this fantastic location from a number of
high-quality national retailers who we are working through plans with.”

New showrooms in Riverland Central

November 4, 2024

Riverland Central Plaza, 34 Kay Avenue, Berri

Some 2,000sqm of brand-new large-format retail space at Riverland Central Plaza
presents the opportunity for businesses to establish themselves in the key Riverland
region centre of Berri, with a captive catchment of nearly 30,000 people.

Dallas Sears, McGees Director – Large Format Retail and McGees Partner, Craig Feely
are marketing for lease the to-be-developed space at 34 Kay Avenue in Berri, which is
under the management of PPI Funds.

A single tenancy of up to 2,000sqm could be built, or the development could be
made up of smaller tenancies from 634sqm.

“This is the main shopping centre in Berri and it’s also next to the only Aldi in
Riverland, so this is a fantastic opportunity to capitalise on the high foot traffic,”
Sears said.

Riverland Central is home to Coles, K-Hub, and Cheap As Chips plus 18 specialty
stores, and together with the neighbouring Aldi and Pets Domain drives visitation
throughout the day.

Sears said the Riverland Central precinct services a strong catchment.
“This is a fantastic opportunity for businesses to establish themselves in the retail
heart of Riverland’s commercial hub of Berri and the surrounds, with a captive
audience of 29,060 people within a 45-minute drive time,” she said.

Feely said, “We’re expecting strong interest from automotive, home improvements,
tools and trades, and furniture and bedding retailers”.

“The spaces are yet to be built, and the sizes can be flexible, which presents a range
of options for different users.”

The spaces will be built across one level. Front retail doors, air conditioning, rear
roller doors and high bay lighting all come as standard.

CommSec’s State of the states report has shown South Australia’s economy has
outperformed the rest of the nation in recent months.

McGees Property recruits LFR star

September 18, 2024

Dallas Sears made Director – Large Format Retail

McGees Property’s ongoing evolution in its 40th year continues apace with another
recruitment coup, with retail sector star Dallas Sears appointed as Director – Large
Format Retail.

Sears has 24 years’ experience in the retail industry, and has held multiple positions
that have involved marketing centres, devising sales campaigns and special events,
property management, leasing retail space, and revitalising centres.

For the past 15 years she was at CBRE, leasing large format retail space, starting as
a negotiator and ultimately becoming a Director. Prior to that she worked at Knight
Frank and then Commercial SA.

“Dallas has been the dominant operative in the South Australian market for over 15
years and a more than worthy competitor to McGees Property in its specialisation in
this market,” said McGees Property Director Craig Feely.

“Having Dallas join forces with McGees Property will undoubtedly make us the
leading agent in this market. Moving moving forward I expect us to be clear leaders
in large format retail property services – in sales, leasing, management, and
valuations.”

Sears’ appointment means McGees Property’s Large Format Retail capabilities have
a combined 50 years’ experience in the sector.

“I love my job. I’m passionate about my job. I’ve been engaged in various roles within
the retail property sector for over 24 years and I continue to find it rewarding,” Sears
said.

“Since my journey in the industry began in 2000, I have thrived on the dynamic
atmosphere of working in retail properties – in shopping centres, homemaker and
large format centres, and strip locations – and focusing on enhancing foot traffic and
optimising tenancy mix.

“I don’t just want to do a lease deal – I want to put the best tenant in the best location
for them and the centre. The psychology behind tenancy mix and consumer
purchases remains a captivating subject for me.

“I’m really excited about joining McGees Property. Everyone here has been very
welcoming and I’m glad I made the decision to come across to a fantastic new team.
“I’ll continue to do the work that I have done leasing large format retail, and I’ll also
be able to branch out and be involved in other kinds of retail property sales and
leasing so I can help my clients in different ways, which I’m really looking forward to.”
Sears said, “Adelaide’s large format market has really boomed in the last few years
and it doesn’t feel like it is slowing down any time soon”.

“We have retailers who are looking to expand their network, relocate stores that are
underperforming, who aren’t in the right location, or are in stores that are no longer
the right size.

“We also have clients who recognise the demand for new supply and are looking to
redevelop existing space, or develop and build new large format retail centres.”
Feely added, “As we celebrate our 40th anniversary, McGees Property continues to
evolve and enhance our capabilities by recruiting some of Adelaide’s most respected
real estate operators.”

“Dallas has an intimate knowledge of Adelaide and its real estate sector, something
we value extremely highly at McGees Property.”

McGees Property recently boosted its agency and management capabilities with the
recruitment of highly-respected industry veterans Theo Kaldis, who has been
appointed as Senior Commercial Property Manager, and Boyd Octoman, who has
been appointed at Senior Executive – Sales & Leasing.

Bunnings Warehouse redevelopment in the heart of Adelaide’s southern growth corridor

September 16, 2024

206-210 Beach Road, Noarlunga Centre

A former Bunnings Warehouse redevelopment presents the opportunity for
businesses to establish themselves in the major retail and commercial area of
Adelaide’s fast-growing southern corridor, in one of the city’s biggest large format
retail offerings of 2024.

Dallas Sears, McGees Director – Large Format Retail and McGees Director, Craig
Feely are marketing for lease the 12,096sqm of large format retail space at 206-210
Beach Road, Noarlunga Centre, on behalf of ASX-listed REIT BWP Trust.

The building is proposed to be redeveloped into modern showroom spaces with new
shopfronts and façades. The areas available include showrooms from 1,800sqm up
to the whole building of 12,096sqm – the tenancies can be tailored to suit a
business’s need – as well as a fast food pad site, which will be the first fast food site
in the precinct visible coming off the Southern Expressway.

The spaces also present excellent signage potential, rear delivery access and ample
car parking.

The site is part of a broader retail precinct that anchored by the close-by Colonnades
Shopping Centre – to where Bunnings has relocated to an even larger premises –
which is the third-largest shopping centre in South Australia at just under 90,000sqm.
The precinct aslo includes large-format majors such as Harvey Norman, Fantastic
Furniture, Spotlight, Anaconda, JB Hi-Fi, Officeworks, BCF, Rebel Sport and more.

“This is an excellent opportunity for businesses to establish a high-profile, well-connected presence in the heart of the major retail and commercial area of Adelaide’s southern growth corridor,” Sears said of 206-210 Beach Road.

“The corner site sees 34,500 vehicles going past per day, and offers easy access to
the Southern Expressway, making the site highly visible and easy to get to.”

The City of Onkaparinga is expecting its population to grow to more than 209,000
people by 2041, which could mean the addition of nearly 30,000 residents between
now and then.

“Within just a short 10-minute drive alone there’s a captive audience of 87,467
residents, and the broader catchment is projected to grow very strongly over the next
decade and beyond, underpinning demand and trade prospects,” Feely said.

“We’re expecting interest from local and national retailers all looking to be part of
southern Adelaide’s growth story.”

Demographics show that people in the area spend more than the Adelaide average in
the “clothing and footwear” and “household goods” categories.

CommSec’s State of the states report has shown South Australia’s economy has
outperformed the rest of the nation in recent months.
