The cafe tenancy has a space of 150 square metres* plus 30 square metres* of paved outdoor dining area. The tenancy will be separately metered and secured.
The Lessor will undertake base building works to provide the premises in "cold shell" state for the tenant to then complete a high-quality fitout within this space in accordance with plans to be developed and approved by the Lessor.
The Lessor will provide a metered three phase power, water, and gas supply and sewer connections including grease trap connection.
The premises are not provided with air-conditioning. The Lessee is responsible for the provision of any in-ceiling DX indoor air conditioning units, and the hospital will provide a roof platform at an appropriate size to accommodate the outdoor equipment for the DX air conditioning.
Some preliminary concept design work has been undertaken to assess the capacity to create a high-quality and vibrant cafe and seating area. This will be developed further when a preferred tenant has been selected.
Trading hours will need to be negotiated, however, Modbury Hospital will be open from early morning to late evening.
Hospital construction works relating to this cafe opportunity will commence June 2019 with completion expected around July 2020. An interim coffee cart solution and other temporary hot food solutions such as Food Truck operators will be sought for this period.
The successful cafe operator will also have the opportunity to provide temporary coffee cart services within the hospital for staff, visitors, and contractors (including construction crews that will be onsite during this period).
